Opulence Studio LLC Rental Agreement

This Studio Rental Agreement ("Agreement") is made and entered into by and between: Opulence Studio LLC (hereinafter referred to as the "Lessor"), with its principal office located at 1426 Newcastle St. #101 Brunswick, GA 31520, and the undersigned (hereinafter referred to as the "Lessee").

1. Studio Details

2. Rental Period

Rental period begins at designated "Start Date and Time" and ends at designated "End Date and Time" upon confirmation of studio availability, receipt of rental agreement and payment confirmation.

3. Rental Fees

Rental Amount: Based on Total Hours

Cleaning Fee: $200 cleaning fee (Non-refundable, subject to studio use)

Security Deposit: $500 (Refundable, subject to terms in Section 8)

Total Rental Fee includes: [Rental Amount + Non-refundable Cleaning Fee + Refundable Security Deposit]

4. Payment Terms

Reservation Booking: Full payment (Rental Amount + Cleaning Fee + Security Deposit) is required to confirm all bookings.

Payment Method: Payments can be made via invoice once Rental Agreement is signed and studio availability is confirmed. Booking is not confirmed until invoiced payment is received.

5. Cancellation Policy

Cancellation by Lessee: Once studio availability is confirmed and invoice is paid, if the Lessee cancels the reservation more than 5 business days before the rental date, the Lessee forfeits 25% of the Rental Amount. If the cancellation occurs within 5 business days of the rental date, the Lessee is responsible for paying 50% of the Rental Amount.

Cancellation by Lessor: The Lessor reserves the right to cancel the reservation due to unforeseen circumstances (e.g., natural disasters, emergencies). In such cases, the Lessee will receive a full refund of all payments made.

6. Studio Use

Purpose of Rental: The studio is rented for purposes designated by Lessee, as agreed upon by Lessor.

Maximum Occupancy: The studio's maximum occupancy is 100, but we ask you not exceed 75 guests.

Permitted Activities: The Lessee may use the studio for lawful purposes only. The Lessee must designate if purpose is for a public or private event. Please obtain any necessary permits or licenses for specific activities.

7. Lessee Responsibilities

Studio Condition: The Lessee is responsible for returning the studio in the same condition as it was received. Any damage or excessive cleaning required after the rental will result in additional charges.

Equipment Use: The Lessee may use the studio equipment (lighting, props, etc.) as outlined in the rental package. The Lessee is responsible for the safe and proper use of all equipment.Compliance: The Lessee agrees to comply with all local laws, regulations, and studio policies during the rental period.

8. Security Deposit

The security deposit is refundable and issued within [3] business days after the rental period, provided there is no damage, loss, or violation of the terms of this Agreement. Any damage or breach of contract will result in partial or full forfeiture of the security deposit.

9. Liability

The Lessee assumes all responsibility for personal injury, property damage, or loss during the rental period. The Lessor is not liable for any injuries or damages that occur on the premises during the rental period to the lessee and any organizations or third party members associated with the purpose of the rental. The Lessee must provide proof of liability insurance if requested by the Lessor.

10. Termination

The Lessor reserves the right to terminate this Agreement immediately if the Lessee breaches any terms of this Agreement. In such cases, the Lessee will forfeit the security deposit and any rental fees paid.

11. Miscellaneous

Amendments: Any amendments to this Agreement must be made in writing and signed by both parties.

Governing Law: This Agreement shall be governed by and construed in accordance with the laws of the State of Georgia.

Entire Agreement: This Agreement constitutes the entire understanding between the parties and supersedes all prior agreements, representations, or understandings.

12. Signatures

By filling out the form and signing below, both parties agree to the terms and conditions outlined in this Studio Rental Agreement.

Upon submission of signed form below, your requested date and time will be confirmed by the Opulence Studio team. Invoices will then be sent.
